DESCRIPTION OF PROJECT
Applications #PL-18-0153 (General Plan Amendment) and PL-18-0152 (Rezoning): Requests for a General Plan Amendment and Rezoning concerning approximately 25.5 gross acres of undeveloped land located at the northwest corner of Indian School Road and El Mirage Road. Currently the subject site has a land use designation of Local Commercial and is zoned Planned Area Development (PAD) with an underlying Commercial (C-2) development standards. The General Plan Amendment request (Application PL-18-0153) would effectively change 19.33 gross acres of land from Local Commercial to Medium/High Density Residential. The Medium/High Density Residential land use designation allows for development of single-family attached, detached, townhomes, condominiums, and patio homes with a density ranging between 4 and 12 dwelling units per acre. The accompanying rezoning request (Application PL-18-0152) would rezone the property to allow for a combination of a 5.9-acre commercial site and approximately 221 residential town homes, as illustrated in the conceptual plan above.

A neighborhood meeting is scheduled to discuss the merits of the proposals on Wednesday, November 7, 2018, at the Corte Sierra Elementary School located at 3300 N. Santa Fe Trail, Avondale, AZ at 6:pm in the Media Center. This is not a Public Hearing and no official action will be taken. All are welcome to attend to learn more!
