Is it a foregone conclusion to convert this space to a town hall vs a community activity center? If the cost to convert this building to a town hall is essentially the same /more than a new town hall building, when will we consider this? What is the projected “initial” square footage use for town admin purposes- how much growth space for town admin uses will be left in the building- in other words, how long before the town outgrows this space? How does this compare with the growth potential in space needs in a new town hall building?

The biggest need is to maximize space in the auditorium with efficient design and modern audio/visual technoolgy as our current board room is woefully lacking for space and effective seating

While we have the opportunity to fully renovate the space in the entire school we need to take it. In my 30 years in the real estate design and construction business, I have never saved money by going back in for more work after the inital scope is complete. It always costs more money, whether you are fitting up a new building or especially if you are working in an older building.
