Berryhill is, and has always been a residential community. We do not need or want any Spot zoning, businesses which were established without permission, and against the city's TMAPC/INCOGS recommendations.
On 21st and 41st there has always been the ability to have commercial industrial zoning. To allow Industrial rezoning which is surrounded on three sides by residential lots, will totally be unethical and detrimental to the surrounding properties.
There is already an ongoing illegal business being allowed by the city to continue to operate. He's been denied twice. Why? 57th is going to face the turnpike with residential lots. And now someone wants to put industrial zoning on one that is surrounded on all three sides by residential. Allowing that is spot zonig and unethical.

57th west ave from 21st to 26th is all residential. Remove all nonconforming businesses. Only one is totally illegal and known by the city.
